12 year old Lennox ac maintenance. Condenser and furnace filter were very dirt . Condenser needs to be washed once a year and furnace filter needs to be changed every 3 month minimum. Ac is operating very well at time of maintenance.

Kyle saved me a lot of $$at some future date. He discovered a mouse nest under the "blanket" in my air conditioning unit. These "little guest" could have caused a lot of damage given their chewing habits. Kyle also showed me how to turn off the switch on my electrical panel that delivers a little heat to the "cosy nest" in the Winter. THANKS KYLE!!

Furnace & air conditioning maintenance Furnace: Furnace is in good shape. Did notice small puddle of water under venter motor. Removed motor and discovered venter motor housing has split apart at the seam. Recommend replacing venter motor before future issues occur. Air conditioning: Air conditioning is in great shape. No issues or concerns found.

Air conditioning repair Tech last year advised customer to get A coil checked out for leaking water. Cut hole in supply plenum and inspected the coil tray. The pan seams are corroded in the corner where there are water stains are showing on the duct work. Inside the furnace where the heat exchanger is located, there are water stains. Drain pan is leaking onto the furnace once it fills. Air conditioner unit is from the early 90’#s. Made customer aware of the situation and provided pictures of findings. Advised if water damages heat exchanger, it would not be covered under warranty. Provided 2 options 1) replace unit before it potentially cause a lot of future damage 2) monitor duct work while air conditioning is on and see how much OR if it leaks water onto the furnace in the summer time. Customer requested air conditioning replacement quote.

7 may 2024 - pulled and cleaned furnace blower to improve airflow, blower wheel was caked in dust drastically reducing airflow. Performed full furnace maintenance and finished AC maintenance. After resolving airflow issue, AC was cooling well and pressure looked good. Not low on refrigerant. Furnace is in decent condition for its age, all components are working well and did not show any signs that they may be failing. Furnace blower is caked in dust, must be pulled and cleaned . After pulling and cleaning AC pressures must be checked again to determine if it is low or if the issue is bad airflow

Air conditioning maintenance Cusotmer states unit was not cooling the house last year. Checked pressures in the system and they are low. Used refrigerant leak detector device and found a leak In the evaporator coil above the furnace. Made customer aware of the situation. Coil will require replacement. Will provide quote for coil repalcement & 410a refrigerant required to get system operational again. Due to the situation, could not perform proper maintenance. Changed service call & leak search.

Air conditioner maintenance Air conditioner would not start up on the call for cooling. Inspected disconnect box and found the plug was missing. Someone might of stole it over the winter season. Made customer aware of the situation. made customer aware box will need to be replaced for air conditioner to work. Provided repalcement quote. Customer approved the quote Replaced disconnect box and air conditioner is working normally. Air conditioner is in good shape for its age.

Unable to properly read gauges - requires special adaptor. Supply air temp 49.2 Return air 64.7 Suction line temp 59.4 - sat temp - 100.5 psi Liquid line 75.9 - sat temp 134.2 Water inlet temp 53.9 Water return 81.9 63.6 ambient air in basement System is fully operational as far as can tell, customer doesn’t want me looking into the drain pan further then installing the disconnected condensation line. Customer will monitor system. Note for install - joist spaces have blocking in them, must it in access doors and drill through for lineset and electrical

Fireplace maintenance Inspected fireplace and found the burner showing signs of small cracks and rusting. Made customer aware it’s a matter of Time this burner cracks and will need to be replaced. Customer would like to go forward with burner repalcement before that happens. Will follow up with burner replacement quote. Once we return to replace burner will perform maintenance / cleaning on fireplace. April 16th Replaced burner and performed maintenance on fireplace.

Installed PureAirX air cleaner, showed customer how to change filters when required. Took pictures in mechanical room to be able to provide quote to rectify issue with gas line needing re-run and supported better than current install. Will return tomorrow with door for filter rack

Checked for leaks to verify there was only the one at the compression fitting, no other leaks found. Inspected compression fitting and flare on copper pipe, both in good condition. Retightened fitting and tested for leaks, no gas leaks present. Lit pilot and verified proper operation of fireplace, it is working well at this time.

Service technician Kyle was knowledgeable and took the time to explain what the issue was. A Photo of the equipment part which was causing the problem was provided. He cleaned the offending part to get the furnace running for now and will get me a quote on a new replacement part. Kyle also noticed water on furnace room floor, which is coming from the water heater. A photo of this was also provided along with a quote for purchase and installation of a new water heater.
