Completed an inspection of both the furnace and the fireplace. The furnace is currently operating; however I highly recommend replacing the circuit board and fan blower motor or replace the furnace entirely It was exposed to abnormal weather conditions and replacing is the best option to prevent premature failure. The fireplace is not displaying any water damage and it was tested to make ensure proper operation.

Evan’s premier service call Upon arrival, found error code on the Board the the 3 amp low voltage fuse has been blown. Installed new fuse into the circuit board, upon test needed still getting the same error code, as well as communication issue with the blower motor. upon more testing, found that the thermostat was bad and sending a bad signal back to the circuit board causing multiple issues with the unit. Found this by bypassing the thermostat down at the furnace and bypassing the thermostat upstairs. Once I bypassed the thermostat we had no issues with unit operation Installed new Honeywell P 200 thermostat, and tested with unit. Found no issues with operation of unit after installing new thermostat. Parts and labor all under warranty and no charge to the customer Unit is working safely and efficiently at this time.

Invoice Summary – 2016 Lennox Two-Stage Propane Furnace Call type: Heating performance concerns / diagnostic Brand: Lennox (Two-Stage, Propane) Work Performed: - Performed diagnostic and maintenance on the furnace. - Found inshot burners heavily rusted, with partial blockage causing intermittent misfires. - Condensation (in summer mostly)is dripping into the furnace where the air intake line enters, directly onto the burners and gas valve. - This ongoing moisture exposure is causing rust and deterioration. - Propane is more corrosive than natural gas, which can accelerate rusting in these conditions. Results: - Furnace runs but has intermittent ignition issues due to rusted/clogged burners. - Gas valve shows corrosion and may fail in the future. Recommendation: - Replace all inshot burners. - Replace the gas valve due to rust and its increased failure risk in propane systems. - Relocate the air intake entry point to the side of the furnace to reduce future condensation exposure. - R

Fireplace – Maintenance & Remote Installation Performed a full maintenance and cleaning on the fireplace. The wall switch was intermittently controlling the unit, so I offered a remote control installation and the client agreed. Installed the new remote kit and tested operation. The fan is on its own switch and I explained how to use both controls. Fireplace is operating normally.

Furnace Maintenance: Replace homeowner provided media filter (x6670 / 16x25x5) for optimal air flow. Flushed the condensate P-trap and drain lines to maintain clear, efficient flow. Checked pressure switch tubing to ensure reliable performance. Cleaned and polished the flame sensor for optimal ignition. Ran full diagnostics to confirm the system is running smoothly and efficiently.

Fireplace Service – Not Operating Work Performed: - Responded for a fireplace not operating. Client reported intermittent wall switch issues and that the flame and pilot had gone out previously after about 30 minutes. - Found the gas valve knob set to “Pilot” instead of “On.” Switched the valve to the On position. - Wall switch is no longer controlling the fireplace. Located the toggle switch below the unit, which operates the fireplace normally. - Tested the pilot assembly and thermocouple/thermopile under both load and standby; readings were in a good range. - Ran the fireplace and monitored draft; venting is drafting properly with no blockage or backdraft concerns. - Fireplace operated steadily during testing with no flame drop-out. Recommendations: - If the pilot goes out again, recommend replacing the pilot assembly as the next step. - Client declined a remote kit at this time and will continue using the toggle switch. - Optional: A blower can be added in the future; electrical

Rinnai tankles maintenance and inspection. Performed full maintenance on tankless and flushed heat exchanger. Tankless is working well at this time and in good condition. Found no problems or concerns. Keeprite furnace maintenance and inspection. Furnace is operating safely and efficiently and in good condition at this time. Signed up for comfort club for 12 months on both the furnace and tankless.
