Work Performed: Responded to no cooling service call for an R-22 air conditioning system that we have not serviced before. Findings: Client mentioned it was topped up with refrigerant a few years ago Unit is currently low on R-22 refrigerant and shows signs of an active leak The compressor is intermittently making a loud noise, suggesting internal wear or failure System is aging and not a good candidate for repair due to: The high cost and limited availability of R-22 refrigerant The uncertainty of long-term reliability Potential compressor issues Recommendations: Repair is not economically feasible Recommended replacement of the AC system Furnace is also of similar age and the client requested replacement of both units We will be sending estimates for both air conditioner and furnace replacement

Work Performed: Service call for Lennox air conditioner not cooling – displaying error code 347 (relay failure). Findings: Client initially attempted to reset the system, but there was no change in operation. Upon arrival, client informed us that: The furnace is a rental from Enercare The AC was installed recently by Enercare as well Confirmed the AC unit has a 10-year parts warranty, but no labour coverage through our company Labour coverage may exist through Enercare, as both the AC and furnace are under their service Issue appears to be related to a low-voltage signal, possibly originating from the thermostat or furnace, both of which are Enercare’s responsibility No issues found with the outdoor AC unit itself at this time Outcome: We are unable to proceed with further diagnostic or repair work as the issue traces back to equipment not owned or installed by us Advised client to contact Enercare for further investigation and repair under their agreement

Rudd AC maintenance and inspection. AC is working well and in great condition at this time. Found no problems or concerns during visit.

Call-Back Visit – Boiler Pressure Relief Valve Returned to assess continued leaking from the boiler's pressure relief valve after recent expansion tank replacement. System is now operating at 20 psi (previously exceeding 30 psi), but the 30 psi pressure relief valve is still discharging intermittently. Tapped on the valve to temporarily stop the leak. Placed a dog bowl under the outlet as a precaution. Recommendation: Advised customer to monitor the bowl for any new signs of leakage. If water collects in the bowl again, the 30 psi pressure relief valve will need to be replaced. If no further leakage occurs, the valve can be inspected and addressed during scheduled annual maintenance in the fall.

Job # 29681-E Service Call – Post Sewer Backup Assessment Customer reported a sewer backup reaching approximately 4 inches; visual inspection suggests actual water level was closer to 3 inches in the furnace and water heater area. No signs of water intrusion above the rim of the condensate pump—unit was unaffected. Blower motor wheel also unaffected; no water entry observed. Furnace Findings: Bottom of the furnace and side insulation were wet with sewer-contaminated water. Return boot also exposed to contaminated water. Recommend replacing or sanitizing affected insulation and return boot components. Furnace is currently operating normally. Water Heater Findings: Pilot light was out upon arrival. Inspected burner and pilot area—no signs of water penetration. Pilot tubing was clear; successfully relit pilot and confirmed burner operation. Some rust noted at the bottom of the water heater, likely due to age rather than the recent incident. Water heater appears to be functioning normal

Maintenance Visit – 2012 Goodman Furnace Performed full maintenance on Goodman furnace (installed in 2012). Furnace is in good condition. Cleaned flame sensor, checked and cleaned drains, completed combustion analysis and temperature rise check. Inspected venting and all other components; no issues found. Additional Notes: Offered maintenance on air conditioner and fireplace; customer politely declined at this time. Provided information on Comfort Club membership; customer opted not to enroll.
