Performed diagnostic on a high-efficiency furnace. Found the inducer motor partially seized, which was causing over-amperage and tripping the breaker. I was able to temporarily release the seizure and restore operation. Performed a full safety check. While currently operational, the inducer motor is running over amperage during normal cycles and should be replaced proactively to avoid future failure. Furnace installed in 2014. The air conditioner appears to be of the same abe and may also benefit from proactive maintenance or future planning. Given the system’s age and signs of wear, it’s a good time to begin exploring options for a new high-efficiency heating and cooling system. Performed full air conditioner maintenance on Guardian unit. Cleaned outdoor coil thoroughly to ensure proper airflow and system efficiency. Checked refrigerant pressures, electrical components, capacitor, contactor, and all wiring connections—everything is operating within manufacturer specifications at this time. Verified temperature split and inspected filter. System is running well for its age and no immediate issues were found.

Performed air conditioner maintenance on a 14-year-old Lennox unit. Customer moved into the home four years ago, and no maintenance or service history is available prior to that. During inspection, refrigerant levels were found to be low—if the unit originally held approximately 5 lbs, it appears to have around 3 lbs remaining. The system is still operating, but not at full efficiency. Due to the lack of history, we cannot confirm whether the unit was undercharged from installation or if there is an active refrigerant leak. To investigate and top up refrigerant would cost between $700–$1,000, depending on how much refrigerant is needed, and this does not guarantee long-term performance. A UV dye can be added to help identify a leak over time, but leaks—especially in older systems—can be difficult to detect or repair reliably. If left in its current condition, there is a significant risk that the coil may freeze over, potentially causing water damage inside the home when it thaws. St

Performed full maintenance on 2018 Trane air conditioner and 2022 Lennox high-efficiency furnace. AC: Cleaned outdoor coil, checked capacitor, contactor, amp draws, and refrigerant pressures—everything operating within normal range. Furnace: Inspected and cleaned burners, flame sensor, and condensate drain; checked gas pressure, safeties, temperature rise, and completed combustion analysis. Replaced air filter with a new one provided by our team—filter was paid for by the customer. Both systems are in good condition and operating normally at this time.
Customer Concern: Newly installed Navien tankless water heater was causing warm water to appear at cold taps. Work Performed: Investigated plumbing layout and found that cold water supply directly off water meter was allowing some recirculated warm water to backfeed into cold taps. Adjusted Navien’s internal recirculation settings from “Always On” to “Intelligent Mode” to learn usage patterns and reduce unwanted circulation. Tested all faucets after adjustment to confirm no hot water is being drawn through cold water lines. Unit is now operating normally with no signs of backflow or recirc issues.

Water heater was locked out on pressure switch stuck open. Removed brass adapter that connects pressure switch tubing to exhaust motor housing. It was clogged with products of combustion. Cleared out buildup and reassembled. Water heater fired up with no issues after cleaning part. Recommend either moving or keeping nearby paint cans in a tote to avoid them tripping the water heaters vapour sensor to avoid the possibility of that tripping and needing replaced

Furnace Maintenance and Inspection

Work Performed: Performed spring air conditioner maintenance on Lennox AC system. Cleaned outdoor unit, inspected contactor, capacitor, and wiring; all components are within normal operating range. Verified system refrigerant lines and temperature differential—AC is cooling effectively. Additional Repairs: Found a leaking drain plug on the furnace collector box. Sealed and corrected the leak to prevent further damage.
He was extremely polite and helpful, he explained everything that he did in detail and told me exactly what I needed to do moving forward. He needed to use my hose but I hadn’t set it back up again after the winter and he even helped me turn the water back on.
Very efficient, friendly. Am going to recommend them to others.
