Xenon Furnace maintenance Arrived at site and performed regular furnace maintenance. All tests come back, good and within manufacture specifications. Furnace, air, conditioner, and water heater are all 21 years old and advise the customer of a plan of how and when to replace all three units. Unit is working safely and efficiently at this time.

Lennox service call Found leak on cap of collect box. Removed and added pipe dope and ensured cap was seated correctly. No more water leaks at this time. There is some rust on the unit, but desist harm the performance or condition of unit. Recommend that the cutter have a maintenance as we haven’t done one if some Time and should be done to uphold warranty. Unit is working safely and efficiently at time of service.

Miller high efficient furnace installed in 1997. Found manual reset temp switch on inducer open. Reset switch and tested furnace. Amp draw and pressure on inducer motor is within range. After the unit ran for some time I tested the temperature of the inducer. It is not hot to the touch. Took a temp rise of the furnace, it is within normal range. Took a combustion test and tested heat exchanger, heat exchanger seems fine. I cannot explain on site why the temp limit had tripped. Recommmed replacing the limit if issue comes back. Due to the age of the furnace it may not be economical to make any repairs. ****upon further investigation parts for the furnace are either back ordered or not available any more. I have provided a couple estimates for new systems for reference. It is a great time to take advantage of discounts because of the time of the year. If you have any questions please give us a call. Keeprite call back Upon arrival, customer stated the same issue was happening where it would work for a bit and not. Did a visual inspection of the heat exchanger and found there to be cracks on the heat exchanger. Customers gas to the furnace was shut off and unit has been red tagged. Unit is 20 years old and we do not recommend replacing the heat excha . Customer was given quotes to replace the furnace. Customer has decided to go with a lennox ML 70,000 BTU furnace that will be installed on Tuesday, March 24

Trane service call Upon arrival, unit was off a doors off the furnace. Went and tested the unit and cycled multiple times to get it to recreate the same issue as the customer described but was un able to. Unit is working at time of service. Unit is 22 years old and in poor condition. Would recommend replacing the unit in the very near future.

The only thing I'm concerned about, is that in reading the Furnace Inspection Report, it mentions on there that water damage was found. That was the first I learned of this. If I had known before I read the report, I would've asked Dylan about what specifically was damaged, how bad is the damage and what I could do to fix it and prevent it from continuing or possibly having the damage even get worse.

Andrew Spratt was friendly, professional and polite and got the job done quickly. He left the area clean and tidy and entered the house and immediately removed his boots. Furnace up and running in less than an hour as promised. Job well done!
