Furnace Maintenance: Flushed the condensate P-trap and drain lines to maintain clear, efficient flow. Checked pressure switch tubing to ensure reliable performance. Cleaned and polished the flame sensor for optimal ignition. Ran full diagnostics to confirm the system is running smoothly and efficiently. AC Maintenance: Indoor components, including the thermostat, filter, blower, and condensate drain, are in good shape, and the outdoor electrical components tested within factory specs. However, the system was found to be undercharged. ​To restore optimal cooling capacity, 410A refrigerant was added to the system. UV dye was also injected into the lines to help locate the leak during a follow-up visit, which should be scheduled in about a month or so.

​Status: System is 23 years old and currently running okay, meeting manufacturer specs. ​Indoor Work: Inspected thermostat, blower, and filter; flushed the condensate drain. ​Outdoor & Electrical: Inspected condenser, wiring, capacitor, and contactor; all electrical components tested normal. ​Performance: Verified smooth compressor/fan operation, optimal R-22 pressures, and an ideal cooling temperature drop. ​Recommendations ​Filter Care: Be sure to regularly clean your filters to maintain better airflow efficiency. ​Future Planning: Because this unit is old and uses R-22 refrigerant (which has been completely phased out and is no longer used in modern systems), we highly recommend starting to make a plan for a future replacement unit. While it's running fine today, a newer system will offer significantly better efficiency and reliability
