Performed annual maintenance on a 2014 Lennox air conditioner and 2020 Lennox high-efficiency furnace. Furnace Maintenance Inspected and cleaned burners and flame sensor Checked heat exchanger and blower compartment Verified blower speed and airflow settings Checked all safety controls and limit switches Furnace is operating normally at this time Air Conditioner Maintenance Cleaned outdoor condenser coil Checked system refrigerant pressures and temperature drop Verified capacitor and electrical components Inspected and cleared condensate drain System is cooling properly No concerns found during this visit. Equipment is in good working condition.

Performed maintenance on a Lennox air conditioner installed in 2015. In 2021, UV dye was added to the system, but the client noted that a follow-up leak search was never completed. Since then, a friend of the client has added refrigerant. During this visit: Performed a limited UV dye inspection, including: Brazed joints on the outside of the evaporator coil Connections on the exterior of the condenser coil Drain outlet of the evaporator coil, with no signs of dye present No visible signs of a refrigerant leak were found, though the system remains low on refrigerant and the dye may no longer be detectable Cleaned the condenser coil Found the capacitor reading low—replacement is recommended Client's parts warranty expires at the end of this month, and there is no remaining labour warranty Advised that a comprehensive leak search may be required, which would involve removing the evaporator coil and lifting the condenser fan. No guarantee can be made that this will reveal the leak source

Performed full maintenance on a Trane air conditioner. Maintenance tasks completed: Cleaned outdoor condenser coil Checked refrigerant pressures and temperature differential Verified electrical connections and system performance Inspected contactor, capacitor, and fan motor operation verified clear condensate drain During inspection, found the capacitor reading more than 10% below rated value, which is outside of manufacturer tolerance. Advised client that replacement was needed to maintain reliable operation. Client approved, and capacitor was replaced. System was tested after replacement and is operating properly. Refrigerant pressures and temperature drop were slightly low, which could pose a risk of evaporator coil freezing under certain conditions. Client was informed and chose to monitor the situation for now. Advised that if performance worsens, further diagnostics may be needed. Also discussed the benefits of our Comfort Club, but client declined membership at this time.

esponded to a water leak concern and found the issue was due to the condensate tube from the pump being disconnected under the sink. Reinserted the tube properly to restore drainage. No further issues were present. Discussed that the HVAC system is approximately 20 years old. While the client is not proceeding with replacement at this time, they indicated they will be strongly considering replacing both the furnace and air conditioner in the coming year.
