**Boiler Service Call** **Work Performed:** - Responded to issue with one portion of the house not heating. - Inspected boiler system and determined the affected zone valve was likely sticking. - Manually operated the valve and confirmed the zone began heating properly. **Results:** - System is now circulating heat through all zones. Client will monitor valves as possibility of valves being stuck open. - Boiler operating, but due for comprehensive maintenance to ensure reliability and safety. **Recommendations:** - Perform full maintenance including: - Removal and cleaning of burner rack - Verification of operating and safety pressures - Bleeding of the radiator system - Confirming all four zones are correctly tied to their respective thermostats - Ensuring all zone valves are operating smoothly - Creating a clear layout of the boiler system for future reference

**Work Performed:** Performed maintenance on a 2011 Goodman single-stage furnace. During ignition testing, observed **combustion irregularities** — burners showed a slight flame rollout, which raised concern. Performed combustion analysis and confirmed **over 200 ppm of CO** in the flue gases, indicating incomplete combustion. Inspected the heat exchanger and found no visible cracks; however, testing and operation indicate the **secondary heat exchanger is restricted or partially clogged**. This restriction is preventing proper exhaust flow, causing incomplete combustion and high CO levels. Reviewed the **previous combustion analysis from February of this year**, which recorded only **24 ppm of CO** at that time. The sharp increase to over 200 ppm now confirms deterioration in performance and likely internal restriction within the secondary heat exchanger. **Findings:** * Elevated CO levels (200+ ppm) — unsafe condition. * Minor flame rollout observed on ignition. * Secondary heat

2021 installed keeprite single stage furnace maintenance. No concerns or issues found. Replace the pure air x media with client supplied media filter, still 2 media filters left in the home. System operating normally at time of service. Client joined comfort club for added convenience.

Fireplace maintnenace. Fireplace was cleaned and tested for operation. Changed batteries in thermostat. Igniter housing is broken(still works just need to hold it, client is ok with the way it is, no safety concern). Fireplace is in good working order. Thermopile reading 440vdc after cleaning(before cleaning 370) If pilot goes out again we recommend replacing thermopile pilot assembly.

Flushed the condensate P-trap and drain lines to maintain clear, efficient flow. Checked pressure switch tubing to ensure reliable performance. **Work Performed:** Completed maintenance on 2008 Daikin two-stage furnace. Inspection form attached. **Results:** * System operating within manufacturer specifications and gas code requirements. * No safety issues found at this time. * Some rattling and duct noise noted when blower ramps up. Duct noise was reduced by manipulating ductwork. * Rattling appears to be due to furnace age; blower housing and bolts were checked and found secure. * Furnace in fair condition for age. * Advised client that if a major breakdown occurs, replacement should be considered due to age and expected lifespan.

Completed maintenance on 10-year-old Keeprite single-stage furnace. * Furnace in good condition with no major concerns found. * At this age, manufacturer’s warranty is likely expired. Completed maintenance on fireplace of the same age. * Cleaned glass and thermopile. * System in good working order. Installed new thermostat as requested by client. * Client preferred it mounted sideways so old screw holes would not be visible. * Verified operation — all systems working normally. I had the most amazing experience from Evans. Called them to get a quote on a new AC/Furnace. Richard was out to the house within hours of my call to review my requirements/needs. Measured everything and provided a quote on site. During the review event noted a small issue with my second furnace and fixed it. The install was great! Steve did an a phenomenal job on everything (clean and careful). Treated everything like it was their own home. Would highly recommend Evans Heating & Cooling.
