Work Performed Responded to call regarding high humidity in the garage (furnace located in garage with loft apartment above). Inspected ductwork and confirmed that supply ducts had previously been open into the garage. No return air vents in garage. Supply ducts were slightly open, causing positive pressure in garage, no dehumidification is happening because air is not returning. Reviewed code requirements and furnace manufacturer’s manual: supply or return air openings into a garage are not permitted. Discussed findings with client. Client has since sealed all garage supply air vents to bring the system into code compliance. Recommended and confirmed client’s plan to place a dehumidifier in the garage to address humidity issues independently. Or install an air exchange system in garage. Advised furnace needs to be heated in winter because it is high efficient and cannot freeze. Performed full maintenance on both high-efficiency furnaces (garage/loft unit and house unit). Work Performed: Return visit to diagnose ongoing issue with Daikin mini-split heat pump Previous visit addressed E5 error code, indicating compressor overload (possible overcurrent or overheating) Followed full troubleshooting procedure as outlined by Daikin Tech Hub: Verified voltage supply Tested thermistors Checked compressor winding resistance and insulation to ground All initial diagnostic readings were within acceptable range; Tech Hub advised replacing the inverter (PCB) board Replaced the inverter (PCB) board as instructed, but E5 error code persisted on return visit today Spent over three hours waiting for Daikin Tech Support call-back Worked with Daikin Tech Support representative Ryan, case #248-8528 Repeated diagnostic steps, including thermistor readings, pressure and temperature checks — all readings confirmed normal Tech Support could not identify a reason for the compressor to trip on overload based on current test results Daikin advised escalating the issue to a field

Work Performed: Responded to no-cooling complaint for Lennox ductless cooling-only unit (installed 2021 by another company) Tested system in cooling mode—no cool air from indoor unit, no hot air from outdoor fan discharge Connected gauges and found suction pressure at 220 psi, which is unusually high Suspected overcharge; attempted pump-down procedure by closing liquid line to force refrigerant into outdoor unit Suction pressure did not drop, indicating the compressor is not compressing or moving refrigerant Compressor was running but sounded noisy Removed top panel and disconnected compressor wiring from PCB Tested compressor windings: all three windings read 1.4 ohms with no short to ground—electrically OK Despite correct electrical readings, compressor is not functioning mechanically Inspected all other components—no issues found Compared performance to identical unit at front of home: pump-down worked normally, confirming fault isolated to rear compressor Cause of failure unknown—c

Evaporator coil replacement performed on Lennox system following diagnosis of a leaking coil. The replacement was completed successfully, and a full maintenance was carried out on the unit. Client Complaint: No cooling. System runs for a short period, then shuts down with a flashing blue light. Client has been resetting it at the breaker to temporarily restore operation. Work Performed: Pulled fault codes using the remote and found stored error code E5 – Compressor Motor Lock / Overload. Checked voltage — line voltage is 247V AC, and communication voltage between terminals 2 and 3 is present and stable. Compressor does start and runs for about 20 minutes before shutting down on overload (E5). Went through the service manual flow chart — step one is to check the EEV. Confirmed the EEV wiring is properly seated and ohm-tested the coil — resistance is in spec, no faults there. Per the flow chart, if the EEV checks out, the next step is replacing the inverter PCB. Also found the discharge line thermistor possibly loose — reseated for proper contact and checked all other sensor connections. Conclusion: Compressor is getting power and starting, but shuts down on overload.

Work Performed: No cooling service call on a KeepRite air conditioner installed around 2012 (not installed by us). We previously performed maintenance on this unit in August of last year, along with the Lennox air conditioner on the same property that was installed by us five years ago. Findings: Found that the KeepRite AC was not receiving 24V Traced the issue back to the thermostat wiring, where a loose wire was discovered Repaired the wire and confirmed the thermostat is now functional AC system is running normally and responding well to calls for cooling Tested unit operation multiple times — turning on and off properly Temperature drop across the system is excellent, and unit is cooling effectively Checked over the outdoor unit — it remains very clean from last year’s maintenance Recommendations: Recommended replacing the capacitor due to age and visible wear (appears to be original), but client declined for now Client is interested in Comfort Club membership, but has opted to

Site Visit – Gas Service Assessment & Wall Furnace Inspection (Vacant Property) Attended a service call to assess the condition of the gas system and wall furnace in a vacant property. Gas supply was off and red-tagged by enbridge, with the tag dated from 2023 citing lack of appliance maintenance. Temporarily restored gas to conduct diagnostic testing. Wall Furnace Findings: Wall furnace appears to have been installed by Enercare in 2016 and has a manufacture date of 2016, indicating it is relatively modern and mechanically sound. On startup, pilot and burner ignition produced visible smoke, likely due to dust accumulation on the heat exchanger and internal components. The unit needs to be disassembled and deep cleaned to ensure safe and proper operation. Water Heater & Venting Issues: Water heater is enclosed behind a finished wall, with no access to inspect the venting or verify chimney connection. Access must be created to allow visual inspection of venting and connection integri

Initial complaint: No heat in the house. On arrival, inspected furnace and found ignition failure error code causing lockout. Furnace installed in 2020—performed full inspection, including: Gas pressure test (low and high fire). Temperature rise test (on the threshold but not below it, possibly undersized furnace). Combustion analysis test. Issue was caused by a dirty flame sensor—cleaned the flame sensor and checked operation. Flame sensor is now working normally. Furnace is operating safely and normally at this time, within manufacturer specifications and current gas codes. Customer reported the furnace stopped working again and displayed an "Ignition Loss" error code. Replaced the flame sensor and inspected the furnace for proper operation.
