Conducted a detailed cleaning of the pilot assembly to ensure reliable performance. Reached out to the office to see if we can find a new grate and base refractory.

Lennox boiler comfort club maintenance and inspection. Found exhaust motor capacitor to be reading very low. Cap was rated for 3.0UF but reading only 1.26UF. Very close to failing which would cause a complete loss of heat. Replaced during maintenance to prevent breakdowns in the middle of winter. Exhaust motor was much quieter on startup with new capacitor, sounds like it is not having to work as hard to get going. Boiler is in excellent condition, working safely and efficiently. Found no other problems or concerns during visit.

Keeprite furnace repair. Duct smoke alarm had tripped cutting power to furnace. Took apart duct smoke alarm and cleaned sensing tubes. Reassembled and powered system back up, no longer tripped and furnace is receiving power. Tested operation of furnace, working at this time Performed furnace maintenance while on site. Furnace filter was plugged. Overheating of the furnace could possibly have caused duct alarm to trip. Found no other problems or concerns with the furnace, it is now working safely and efficiently. Will have to return for fireplace maintenance.
