System was low on refrigerant. Discussed repair and replacement options. Opted to go with sealant and refrigerant top up to get the AC through the rest of the summer. Explained sealant kits are not a guaranteed fix but it should help get the AC through the summer. Recommend replacing AC next year before the heat comes.

Furnace repair - circ blower not moving air. Upon arrival tested furnace blower - not moving. Tested capacitor - blown Tested motor windings to ground - good Tested motor windings - good. Replaced capacitor and tested motor 5.43 amps System is running. Tested A/c - operational Discussed replacing unit and having a plan for the next break down in the system.

No cooling call — client reports indoor fan not coming on with a call for cooling, but outdoor unit continues to run. Started diagnostics at the furnace. Verified thermostat wiring and furnace wiring — all OK. Tested fan operation in both heat mode and fan-only mode — fan runs normally in both. However, with a call for AC, the fan does not turn on. Checked blower speed taps — switching to the AC-designated tap didn’t resolve the issue. Temporarily reassigned an unused high-speed tap (not ideal — it’s too much CFM for this 1.5-ton unit) but it got them cooling with a 12°F split for now. Inspected wiring from the furnace board to the ECM motor — connection is secure, wire tests out fine. Issue appears to be in the blower motor module not responding to the correct AC signal. Motor needs to be replaced. No warranty on file. If under warranty, this would be covered. Recommended full furnace and AC maintenance — system is from 2017 and hasn’t been serviced. Work Performed: Performed maintenance on Olsen natural draft boiler Cleaned flame sensor, burners, and combustion cavity Inspected vent damper and chimney venting up to the roof Checked all electrical components Conducted combustion analysis: verified clean combustion and excellent gas utilization Affixed boiler inspection tag as required by law for natural draft appliances While running the boiler, observed the pressure relief valve dripping and system pressure exceeding 40 PSI Identified the cause as a failed expansion tank—internal diaphragm has failed, leaving no space for water expansion Pressure relief valve is opening as a result of this over-pressurization Results: This type of boiler is required to have a yearly inspection by law; failure to do so may result in red-tagging due to carbon monoxide spillover risk associated with natural draft appliances Expansion tank and pressure relief valve need to be replaced to restore safe boiler operation Estimates for the recommended rep
